PROJECT 1
Interior Upgrades & Tenant Reconfiguration
Hendersonville, NC - Following the completion of common area upgrades at Blue Ridge Mall — including freshly painted walls, new flooring, and an updated lighting package — HPG’s leasing team set their sights on transforming the tenant mix. Within just a few months, four national retailers signed on at the Hendersonville, NC, property.
To make way for these exciting additions, HPG’s in-house construction team, Gemini, reconfigured underutilized square footage and reshaped the interior layout. The result is a completely revitalized shopping destination that blends nationally recognized big-box stores with locally owned small businesses.

PROJECT 2
Cinema Redevelopment
When a movie theater exited HPG’s Citrus Park Town Center, the HPG leasing team saw an opportunity to build on an existing relationship. They reached out to NCG Cinemas, a family-owned, nationally operated business that had already proven to be a strong partner with a shared vision for success.
Working closely with Gemini, HPG’s in-house construction team, the outdated space was transformed from floor to ceiling to create a modern movie destination. The completely renovated 10-theater complex now features luxury reclining seating, a full-service bar for guests 21+, hot pizza and soft pretzels, and unlimited refills on popcorn and sodas.
This project not only delivered an upgraded movie-going experience for the Tampa community but also underscores HPG’s commitment to helping businesses grow and scale — creating wins for tenants, communities, and HPG alike.
PROJECT 3
Large-Scale Redevelopment
Demolition may look like the opposite of growth, but HPG knows that preparing sites for what’s next is an important step toward long-term success.
In Racine, WI, HPG and its in-house construction team, Gemini, tore down approximately 400,000 square feet of former department store space as Phase 1 of HPG’s $120 million investment in Regency Mall. This work cleared the way for a 200,000+ square foot Woodman’s Market, an employee-owned grocery chain headquartered in Wisconsin.
The new development not only reenergized the property but also brought more than 300 jobs to the local economy — a powerful example of transformation that starts with a clean slate.
